About the property

 A beautiful, detached country-style house from the 1950s, offering wonderful privacy, is located in the heart of the idyllic village of Anif (approx. 6 km from the city of Salzburg). The house, with its spacious rooms and charming garden, boasts numerous extras that will make your stay unforgettable: these include a sauna in the basement for relaxation, a magical swimming pond that invites you to swim between May and September, a delightful bathhouse, and a lovely glassed-in veranda with a large dining table.

 In addition to four satellite TVs and Wi-Fi, there are several sun loungers, parasols, a barbecue, and a romantic outdoor fire pit. Five bicycles are available for exploring the surrounding area. On the ground floor, there is a large living room with two sofas and a dining table for six people. The fully equipped kitchen offers a small dining table with a bench and two chairs. From the kitchen, you can also access the unheated conservatory. Also on the ground floor, besides the entrance hall, is a connecting room that serves as a bedroom with a bed and wardrobe, as well as a second bedroom with a spacious shower, sink, and its own wardrobe.

Upstairs there are two spacious bedrooms with double beds and walk-in closets. One of the bedrooms has a small balcony. The bathroom with a sink, bathtub, and separate shower is also located upstairs.

Arrival

Arrival by car: You can reach the house by car via the Tauern Autobahn A10 -> Salzburg-Süd/Anif exit. Head towards Anif, turn right at the intersection towards Niederalm. After the pharmacy, take the second right onto Schlossstrasse. The house is on the right-hand side.

Anif and the surrounding area

Anif is a charming, conveniently located village nestled against the impressive backdrop of the Untersberg mountain south of Salzburg. Top attractions in the immediate vicinity, such as the Mannerist Hellbrunn Palace with its unique trick fountains and zoo, invite day trips, while the nearby Hellbrunn Avenue is perfect for jogging, cycling, or strolling. Famous figures like Herbert von Karajan, who lived in Anif and is buried near the parish church, have made it a prestigious resort with strong ties to the Salzburg Festival.

Within a short walk, you'll reach Hellbrunn Palace Park with its magnificent palace, Salzburg Zoo, a large children's playground, a Kneipp facility, and the Salzburg Water Features. You'll also find excellent restaurants nearby (within walking distance), as well as a supermarket, a bakery, a pharmacy, and a gas station with a convenience store, open even on Sundays. Right outside your door, you can enjoy wonderful walks in nature, whether along the green meadows, in Hellbrunn Palace Park, or along Hellbrunn Avenue directly into the city of Salzburg. You can also hike or cycle along the Salzach River towards Salzburg or the salt-mining town of Hallein. By car, you can quickly reach the Salzburg mountains for hiking or, in winter, for skiing in the nearby ski resorts (Gaißau Hintersee, Monte Popolo in Eben, Flachau Winkel, Werfenweng, Obertauern, to name just a few). You can also reach the famous lakes in the Salzburg region or Salzkammergut in about 30-45 minutes by car (Fuschlsee, Wolfgangsee, Mondsee).

HOUSE RULES:

• No pets.
• Smoking is prohibited indoors, with the exception of the conservatory.
• No parties or events.
• A maximum of 6 people are allowed to stay overnight in the house. Camping on the grounds is prohibited. Violators will be reported to the booking platform and a fee of 300 euros per additional person/night will be charged.
• The entrance area is under video surveillance for security reasons.
• No commercial use, in particular no prostitution and the like.
• The entrance gate must be kept closed at all times.
• The entrance doors must be locked.
• No street shoes allowed indoors.
• Heating the wood stove in the kitchen and the tiled stove in the living room is prohibited.
• Charging electric cars using household electricity is prohibited.
• Damage to property will be charged to the guest or deducted from the security deposit.
• Setting off fireworks on the premises is prohibited.
• A tourist tax of 1.50 euros per person per night is collected directly in cash by the landlord.
• Identity card or passport may be required.

SAFETY INSTRUCTIONS:

• Parents are responsible for their children. Due to the swimming pond and balcony, the house is unsuitable for small children.
• The landlord accepts no liability for accidents or thefts.
• Open fires (grills, fire pits) in the garden must not be left unattended.
• The swimming pond can be used from May to September.
• The swimming pond, with a maximum depth of approximately 2.30 m, is not suitable for non-swimmers! The pond liner poses a significant slipping hazard.
• From April to November, the lawn is mowed by a robotic lawnmower. Please be careful of any objects lying on the lawn. The landlord is not liable for any damage.
• Snow removal will not take place on the access road to the house during your rental period.
• The sauna can be used from 5:00 PM to 10:00 PM. Please switch the sauna off after leaving.
• Narrow clearance of 1.86 m in the stairwell to the basement (see photo). Watch your head!
• Low headroom in the bathroom – watch your head. The bathtub is very low, creating a tripping hazard (see photo).
• Bedroom on the upper floor under a sloping roof. The central purlin has a clearance height of 1.81 m. Watch your head (see photo).
