House Rules

Please treat our home with care and respect our neighbours. By confirming your booking, you agree to the following house rules:

1.      Pets are not permitted.

2.      Smoking is prohibited inside the house, with the exception of the conservatory (winter garden).

3.      Parties, celebrations and events are not allowed.

4.      Please respect our neighbours. Loud noise and loud music in the garden are not permitted. Quiet hours are from 10:00 p.m. to 7:00 a.m.

5.      Any commercial use of the property (e.g. prostitution or similar activities) is strictly prohibited.

6.      For safety and insurance reasons, only the guests listed in the booking are permitted to stay in the house and on the property. Visitors are not allowed.

7.      The maximum occupancy is 6 guests. Camping or placing tents, caravans or motorhomes on the property is not permitted. Violations will be reported to the booking platform. An additional fee of €300 per unregistered guest per night will be charged.

8.      The entrance area is under video surveillance for security reasons.

9.      Please keep the entrance gate closed at all times.

10.  Please lock all entrance doors whenever you leave the house.

11.  Outdoor shoes are not permitted inside the house.

12.  The wood-burning stove in the kitchen and the tiled stove in the living room must not be used.

13.  Charging electric vehicles using the house's electricity supply is not permitted.

14.  Guests are liable for any damage they cause. Repair or replacement costs will be charged or deducted from the security deposit.

15.  Theft will be reported to the police without exception.

16.  Fireworks are strictly prohibited anywhere on the property.

17.  The local tourist tax is €1.55 per person per night and must be paid directly to the host in cash.

18.  A valid passport or identity card may be required.

19.  Please report any damage or technical issues to the host immediately so they can be resolved as quickly as possible. 


Safety instructions


  • Parents or legal guardians are responsible for supervising their children. Due to the swimming pond and balconies, the property is not suitable for young children. Children may only use the swimming pond under the constant supervision of an adult.
  • The swimming pond has a maximum depth of approximately 2.30 metres (7.5 ft) and is not suitable for non-swimmers. The pond liner can be extremely slippery. Use is entirely at your own risk.
  • The swimming pond, sauna and all recreational facilities (e.g. bicycles) are used entirely at your own risk.
  • The host accepts no liability for accidents, injuries, loss or theft of personal belongings.
  • Open fires (barbecue or fire pit) must never be left unattended.
  • The swimming pond is available from May to September.
  • The sauna may be used daily from 5:00 p.m. to 10:00 p.m. Please switch it off after use.
  • From April to November, the lawn is maintained by a robotic lawn mower. Please keep the lawn free of objects. The host accepts no liability for damage to items left on the lawn.
  • During the winter months, the access road to the house is not cleared of snow. Please use the path with extra caution in snowy or icy conditions.
  • Emergency exits, escape routes and access roads must be kept clear at all times.


Any breach of the House Rules and/or Safety Information may result in the immediate termination of your stay without refund. Any damage caused or additional costs incurred will be charged to the guest.
